▶️ The story
Following our swift and successful sale of their home in Dunman View at a record price, Home Partners are here at Meyer Mansion helping our valued client to secure their next home.
This is another significant step forward in their property portfolio restructuring journey which will also become an important part of their legacy planning later on.
When our client first met us to discuss about portfolio restructuring, they only thought of replacing their current property portfolio consisting of solely 99-year leasehold homes with new ones, with the objective of finding a quality retirement home that can also be an asset for their next generation.
However, they were unsure about which properties in their portfolio to start with, what are the suitable options available for them to buy and what are the steps to achieve the objective.
So the team did a detailed analysis on their current property portfolio, from their historical price trend, current market valuation, comparative analysis etc, to their implied rental yield to determine which is the right property to sell first. Next, we painstakingly scanned through all the new launch developments in the East and selected two developments for them based on their lifestyle requirements that can also be the right fit for legacy planning: excellent capital appreciation potential in mid-term and capital preservation ability in long-term.
With our bespoke property portfolio restructuring plan and recommendation, all our client needed was to like the developments we selected for them.
True enough, when they visited Meyer Mansion showflat, they immediately fell in love with this freehold development that ticked every checkbox: location, unit size and layout, quality fittings and finishing, exclusiveness, reputation of developer and guess what, our viewing arrangement! 😆
“You purposely saved the best for last” joked our now client-turned-friend after happily putting pen on the dotted line.
It is yet another example of happy clients, happy agents and they made us love our job more!
If you are considering a portfolio restructuring like our client, or have the following questions in mind:
- Which will achieve better capital appreciation, a resale home, or one from a new launch development?
- Which type of property is more suitable for better legacy planning and longer capital preservation, 99-year leasehold or freehold?
Feel free to contact us and we will be happy for a discussion.
